So then, it is advisable that when pursuing a particular land, you also ensure that you are dealing not with the quack agents/owners, but the real ones. 
·        Ensuring that the land is genuine
I have come across cases where buyers pursue a certain land to buy, only to be informed that the land belongs to somebody else, different from the person selling it. This happens commonly in cases of land grabbing, where a people forcefully grab an individual’s land. Now to ensure that the land you are just yet to buy is genuine, you can do a search in the lands’ offices, where, if the documents of that particular land exist, then you can go ahead and pursue it since it means it is a genuine land.  
·        Also ensuring that the land is freehold
Many pieces of lands in the rural areas are freehold. This is to mean that the moment you acquire it, you become the absolute holder of the title deed. You also will not be required to pay any additional payment in the name of ‘rates’ to the government. This is suitable especially when the land you want to buy is for investment purposes, since you will have as long as you live, contrary to the leased one, which is normally leased for a period of 99 years.
